  3. you need two paddles and a sounding device as well.
  4. Really hard to find a good homemade burger in these parts. Most are just frozen siht out of a box. So I just make my own at home and throw them on the barbie.
  5. I fish from Pembroke to Deep River area.
  6. 40,000 members and i'm the only one who fishes the Ottawa River
  7. Worst beer I ever had; was made by two english bloaks when I was in my early 20's. Green garbage can, add the cans of malt sent to them from u.k., sugar, yeast and sugar, let it forment till friday and then drink it right out of the can. Warm and cloudy with chunks, and the most foul smell. One sip for me was good. But these two guys would drink 3/4 of the can in one evening. They loved it. Guess it reminded them of home. Good lads too.
  8. Those are some sic numbers and awesome fish. Thanks for sharing. Think I just added another to the bucket list.
  9. I have been out 4 or 6 times now fishing for Northerns and man are they hard to find. I have fished all my bays I usually catch them in but to no avail. Most of the bays are shallow because the water is about five feet lower than usual at this time of the year. So I fished the deeper water adjacent to the bays but no fish. I have been hunting new water and have been casting and trolling, spinnerbaits crankbaits. spoons etc and have managed only one nice fish and that was on thursday, she was close to 40 inches and very healthy. Caught her in 4 fow in rocks and scattered weeds. Picked up some new baits on the weekend and am going to try it again during the week. Anyone else having the same problems on the Ottawa or is it just me? Think maybe i will get my maps out and try a find a few new spots to try. Saddles and sunken islands maybe, who knows?
  10. As far a building permits go. When I built my double garage (28X32) on my property I applied for a building permit and the first inspection before I could even pour the slab was to have the placement verified by the building inspector. He came with his tape and measured my setbacks to make sure they were in accordance with the by-laws. He also made sure my slab was above the centerline grade of the street before giving me the green light to proceed. This really makes me scratch my head and wonder how this mess could of happened six years ago if the building inspector would of did his job.Maybe a minor variance was granted and the paperwork was lost or misplaced, who knows? Not a situation I would want to be involved in, REALTOR or land owner.
  11. Hi John. I found metes and bounds quit interesting in phase II. I was a surveyor for eight years back in the 80's. I worked on large engineering projects like building hiways through the rockies and doing bridge work and working in quarries and large gravel pits. I had never had any experience in property surveys as I was always led to believe there was no money in it. I had to read it (metes and bounds) a few times before I understood it and can see how frustrating it would be to someone without any surveying background. I think I will buy a metal detector and a 100ft cloth tape to add to my tools of the trade, so I can verify myself if there is any doubt.
  12. I have been heating my house exclusively with wood for 13 yrs. If your afraid of a bit of hard work, don't even bother with wood heat. I have been using the same supplier for about 10 yrs now. If you can find a good supplier stay with him and he will take good care of you. My wood cost me about 225 a full chord and it is split and seasoned when I pick it up. I only have to haul it about 4 miles. I use about 3 chords on average per winter. By the way I only buy oak from my supplier. I find there is way less ash and it burns longer and way more heat than birch or maple. You need a good woodshed to store your wood in. I know of people who fill their basements with wood so they don't have to go outside to bring wood in during the winter, but you introduce your house to lots of bugs. My stove is a high efficient air tight made in canada by Osburn. They run around 1500 now days. In my opinion there is no nicer heat then wood, it's dry and so toasty but will have to have a pot of water on your stove to add humidity or all your wood furniture will start to fall apart haha and your skin will become dry like a snake. Not only that when the ladies come over for drinks on friday or sat evenings I always throw another log on so they remove them big winter sweaters they always wear in the winter
  13. Barrysbay has a great public launch right in town behind the big church. It's on Kamaniskeg lake, and it's free imagine that.
  14. I redid my bunks for my bassboat trailer two yrs ago. I used pressure treated 2x4's marine carpet that was left over from my carpet replacement job. I just took the old carpet off the old bunks and used them as templates for the new ones. Then I re fastened the new carpet on the new 2x4's with stainless steel staples. Don't be cheap with the staples, use lots, every 1/4 inch or so. Also do not use your old lag bolts, buy new ones. It's always good to check your lag bolts at least once or twice a year, you will find that the odd one needs to be tightened. Vibrations from the road bumps can loosen them sometimes.
  15. I love the old stories from days past. My dentist is a hardcore fishing nut in his 70's. Whenever I visit his office he takes me in his office and shows me new pics of his recent fishing trips. He has his own floatplane and his stories are so awesome. And the fish he has on his office wall just make me drool.
  16. My EFI Merc has one built into the motor as well. As a matter of fact I just replace it with a new one this spring. Think it was around 20 bucks.
  17. I remember years ago my buddy and I headed out at 4am to go to a bass tourney about 50 miles from home. We launched the boat, no probs. The blast off was a trickle start and when it was our turn I hammered the throttle on my bass boat and my bow pointed straight up to the sky. I let off the gas and tried again and the same thing happened. Hmm maybe my motor isn't trimmed all the way down, so I check, it's good. Then my chum says did you put the plug in. Bingo we dont have a plug took it out the night before and left it on the railing of my deck. On goes the bilge pumps and we empty her out and were off. We fished all day with no plug and had to listen to the gurgle, gurgle, of water entering the hull when we were stopped. Whenever we decided to move we just pumped her out for a few minutes and we were off. On the bright side, I found out my boat would never sink if the plug ever fell out.
  18. Jeez Wayne, I hope you went and had a talk to your Realtor. He or she should of recommended a condition to at least an inspection of the sewage system. Municipalities now maintain septic system records. Historical records must be accessed from the public health unit. These records usually consist of design drawings, and field reports completed at the time of the installation. Buyers should have existing systems inspected to ensure that they meet standards and are functioning properly.
  19. Also under the Ontario Building Code, A class 4 sewage system (A tank and leaching bed system) has to have minimum clearances. A well, 15 meters, a structure 1.5 meters, a stream 15 meters and a property line 3 meters just to mane a few.
  20. A Title Search if done correctly will tell you a heck of alot more than what TZ or Irish have said. The buyers lawyer undertakes a title search at the land registry office in which the property is situated. An existing survey, if available is normally requested, before the title search. If in land titles the search involves all current information concerning the property as shown on the parcel register. In registry the search is for a period of at least 40 years, and involves an examination of the chain of title describing all transactions as well as any gaps, errors or missed parties. In both instances the lawyer is looking for items such as outstanding encumbrances, restrictive covenents, and matrimonial home status. The lawyer will also investigate ajoining lands to ensure compliance with the Planning Act. The date of the search is recorded in anticipation of a sub-search at point of closing. Then the lawyer will search various non-title records including but not limited to, zoning(to ensure that the present use conforms to zoning by-laws. Work orders, executions, unregistered easements, status of real property taxes including any special assesments, survey documentation concerning setbacks, encroachments and related matters.
  21. I find salting is the best way. I just throw left over minnows in a zip lock bag with salt and leave in the garage overnight. Then pat dry with paper towel and place in another bag with fresh salt and throw them in the freezer.
  22. Obviously your kids neighbour is in violation of the approved setbacks concerning septic systems and all buildings if there on your kids property. I would also do some homework at city hall on this matter.
  23. The small red garden type of worms reproduce quickly in captivity but as far as the bigger dew worms go, I don't think they do.
