I have no skin in this game but obviously Barrie is growing and growing way too fast for its own good. From my experiences driving through and in Barrie, planning is an utter joke. Driving across town shouldn't be the equivalent of driving further south. Of course, if I lived on Little Lk, I'd be more than curious about what plans are made for the area and be a thorn as well. But honestly, I'd prefer seniors residences vs another lakeside subdivision of ticky tacky boxes. Perhaps locals should be agitating for continued access to the lake via row ? -

Interesting question about the ceiling fan OI. Either would work but I wonder if the updraft would give you a more diverse spread of heat/air flow vs pushing the air down which might lead to a less even distribution of warm air ? Someone must have done studies on this lol -

Unless you burn a ton, a full cord is going to take some time to burn so it better be stacked off the ground with good air flow to keep it dry. Logs are good if wood is your primary heat source but it means you'll have to cut, split and stack and without a processor, it's a lot of work with saw and maul. Do you really need a bush cord ? Also make sure you know what species you're getting. Most supply a mix of hardwoods (ash, maple, oak etc) but with some looking around, you can also get just birch. -
So the gas flue goes up the existing fireplace chimney ? If that's the case, I'd get a WETT inspector to see if it passes muster. Would probably mean having to remove gas liner first. Might be easier to just get another gas fireplace vs going wood. Insurance isn't a problem with fireplaces as long as it passes inspection iirc.

newer hi efficiencies will put an end to the 'throw tons of hot air for a few minutes, then shut down and repeat' cycle. hi units will run just enough to keep the temperature steady with little if any temp swings. and the dc motors will save plenty in hydro costs. when we said good bye to our older furnace and got a new one, I think the savings in gas and hydro had to be around 40% in a two story, semi sealed home. pay now or pay later imo esp before winter sets in and getting a new furnace is going to be a pita.

Unless you can rig your genny to run off a marine fuel tank, you're not going to be able to run a heater all night. Are you even looking for heat through the night or are you ok with it dropping off overnight ? I plan to build a bunkie/shed at my cabin and was thinking of using this for heat. The wood load is small so you're not going to be able to bank for a long burn it but it shld be good for a couple of hours if you control the burn well. http://cubicminiwoodstoves.com/collections/grizzly-cb-1210 Either that or get a portable woodstove on sale at LeBaron.

Would love to post a TR but I didn't pull a sock off any of my rods at all this year. NONE ! I just stare at them in the corner of the office, open the tackle box now and then and think of washing lures on imaginary trips haha. Just no time this year unfortunately. But keep your reports coming Rick (and everyone else) I need something to get me through November -
try the Furniture Bank. There's a charge for pick up but they said the tax receipt always covers the pick up fee, otherwise no one would donate. I've never used their services but they give furniture etc away to people who need them ie- Syrian refugees etc..

alot of homes is Australia had/have these heaters in them. remember them fondly to take chill of Aus winters (which were like our spring temps). never had a problem with O2 issues in the house. ymmv and stay safe

If you can afford them I'd look at Honda or Yamaha generators. Very quiet compared to other brands (your neighbours will be very happy) and they will be able to run on idle speed for low loads.Again, very spendy but it's what I would get. I'd also be wheeling them back home as well since gennys are a popular item among the five finger set

Hope you don't have to go through this hassle again and yes the buyer done screwed up. As did your lawyer. With the market we're in, sellers are in the driver's seat for the most part and many buyers are waiving conditions (home inspection etc.) but I would never budge on financing as a seller. Has to be conditional as it affects you if they don't come up with it. Most smart buyers will get pre approved so there are NO surprises and it makes it a better offer if financing is cleared up from the start. You also did good to clean the place up for the new owners

Not just fishing access is spoiled by slobs. Used to be a nice takeout on private property on one of our spring whitewater rivers. As long as we parked so there was no impediment for their vehicles and the take out was kept clean, all was fine. One spring, find out the takeout is further upstream cuz of garbage and parking issues. My guess is that it wasn't the white water canoeists (open boaters) who were the cause cuz we keep good stewardship since many of us came from tripping/ guiding backgrounds. Surprised the put in was ok since it's an honour system cash box Slobs gonna slob to the detriment of everyone else's access.

Never made the run to Chaudiere Dam but I understand it's a popular bass spot as are the rapids beside Crane's. But yeah, beware Elephant Rock and it's buddies when going to Five Fingers. This section of the French is absolutely loaded with prop killers. Be very carefully manoeuvring around pretty well most islands.

I know you're far from GTA but worth contacting the Furniture Bank to see if they can get it. They charge for pickup but they give you a tax receipt that will always be more than the pickup fee otherwise no one would use them. Their stuff is given free to new immigrants (ie- recent Syrian refugees) to help start their new lives here.

see, some companies 'get it'. it may cost them a few bucks here and there but I'm sure they will get that back in spades from the good word and will that will spread from such kind acts. can't buy pr like this. btw, musky rod, uglystick or 3 weight fly rod

sounds like the thieves knew what they were doing and what the shop had, stealing random trailers is a roll of the dice. no idea where they'll fence the antlers and other wildlife. atvs however...long gone hope advance had cameras outside recording it all

As a psa, for something like this amongst Cdn brothers and sisters, I use Interac email bank transfer vs Paypal if sellers are cool with it. And they usually are once they realize it's through a financial institution. Basically free and no hoops to jump or money held, sellers get their payment asap.

that's tough to do esp seeing it driven out the driveway but 49 weeks a year is too long and I hope you'll get to rent the old boat when yer up at Maskinonge now about that garage. that is GINORMOUS !!! I would kill to have that garage at my home lol enjoy memquisit Lew !
