  1. Actually I was approached by many realtors wanting to show the house to clients. All to a T were willing to negotiate with me. The people that bought our house were represented by a broker. They paid our full asking price and are paying the agents commission themselves.
  2. Nice boat, congrat's! You might be underpowered though. On the gps I do 32mph in my 16' Lund with 40hp tiller. (That's with a heavy load)
  3. My favourite area in Ontario. A couple times we tripped over to the mouth of the French from the Bad. I've never crossed Georgian bay to get there though. As Wayne suggested be very, very careful navigating those waters if you're not familiar with them. I never found the French river delta to be anywhere near as productive as the Bad. But that doesn't mean much, could've just been me.
  4. Yes absolutely, this is the best route. (The Linc/Redhill always move's well even at rush hour)
  5. Somewhere in the vicinity of White River. A lake I discovered 23 years ago and have subsequently fished on occasion. I could tell you exactly where but then I'd have to kill you. Dundas, Ancaster, West Hamilton mountain...not sure yet. The process is easy. Assuming the house and property are presentable, not outdated and it's priced properly. Beyond a sign on the lawn there's several ways to market your property online that don't cost a cent. Lawyers will handle the transaction (still can't avoid that ), so there's nothing to it. You just have to have the house in a pristine state and be prepared to show it at any time. In our case the process was made even easier because the market always picks up late April and May. This year it's especially busy 'cause everyone's trying to avoid the new taxes coming July 1st. Congrat's on being mortgage free, must be nice!
  6. Thanks John. You'd be the first person I called if I ever did need a realtor. Yeah we've wondered, but we got what we wanted so we're happy. Definitely glad it's over. I've showed the house to 48 people in the last 9 days LOL! It already is Wayne, nothing new there.
  7. Joanne and I have been contemplating a move recently and last week we decided to list the house. We thought we'd try privately first since we're not under any pressure. So last week we stuck a sign in the lawn. We've literally been swamped with interest and earlier this evening we accepted a firm offer for our asking price. We've also got two other conditional offers waiting in the wings. Everything should be finalized before I leave for the north shore of lake Superior Tuesday night. I'm taking a couple of buddies into a truely amazing brook trout lake. Popping the cork on a bottle of champagne at the moment....Ahhh, life is good.

  9. I have to admit that was pretty funny. He gets jabbed in the ribs and he grabs his neck wincing in pain. I'm definitely not a Hab's fan, last nights game was pretty sweet. But there's no way I'd count them out yet. C'mon, credit where credit is due.
  10. I agree with the fall for sure. The lakes I fish in the White River area the fish are already actively spawning the first week of Sept. Just stupidly easy to catch and very colourful. The logging roads are always in better shape and the weather is usually nice. But then.....the fishing is usually just as good in the spring as well. You can catch them anything you want. Chunks of rope, pop can tabs, etc. The last time I was there I thought I'd get fancy with a beadhead nymph and a big bright fluorescent orange strike indicator. The fish ignored the nymph and kept hammering the indicator. Not much skill involved in catching them, but a whole lot of sweat equity is required. Bad timing for your knee, hopefully it's not serious.
  11. Fantastic Trev. That's a great area of the park you guys travelled to. Beautiful fish, although I think you do need a bigger pan. I'm bouncing off the walls myself to get out LOL! We leave Tues eve for White River.
  12. Good tip Phil, and nice picture. Alternatively many times I'll nip off most of a 3 or 4" twister leaving mostly tail and put that on my jig head. Especially when I'm tipping the jig with bait.

  17. I agree completely with DanD and Cliff's sentiments. I could easily see how a steady stream of anglers flipping at ones dock would drive someone around the bend. If it was that much of a problem I wouldn't confront anybody though. I'd sell and buy a place further north where I never get bothered. Which is exactly what I did.

  19. This time of year a small red worm under a float is pretty hard to beat. (That's the live wriggly kind. )
  20. Personally I have no use for cork sealer or the concept of sealing cork in general. Some warm water, mild detergent and a little elbow grease and your handle is as good as new if it gets dirty. Also I'll occassionally go over my handles with very fine grit sandpaper. If they're sealed you're just removing the finish. Also don't like the look or the feel of sealed cork, but hey, each to their own.
  21. That's great Mike congrat's! Try using a tiny black "ant" barrel swivel to connect your braid and fluoro.
