  2. I'm not surprised with the results, in fact it's what I expected based on our experience in our area. By appeal they mean OMB and the first go around won't cost to much, however based on my attendance at many of these appeals the OMB will normally side with the developer especially if the municipality has no objections which brings you to the 2nd appeal and now it gets costly. Hate to say it but in the end you will probably loose and be out the dollars it costs to go through the process. Best advice above is to approach the developer ( perhaps through a real estate broker or attorney ) and see if they are interested in you property and if so, what kind of offer the are willing to give you. It would really help if the other objector will do the same. You going in from a position of weakness but not as much as after the condos are built. Good Luck!

  8. We have been fighting a development for the past 7years...yes 7 years. The municipality finally listened to the locals about two years ago and when they hired their own environmental company and did their own research and were informed about the environmental disaster the lakefront portion of the development would do. They found that we the residents were 100 per cent correct and the developers environmental people were just going through the paperwork motions without doing the environmental research. Anyway, the municipality allowed them 30 units at the base of the Algonquin bluff which is about 500 feet from the lake. They now want 40 units and not only are we going to the OMB on the lakefront problem but the extra 10 unit problem as well. To be honest it's all a game to see who will get the most. Development is going to happen, what has helped us has been a 90+ percent showing of the current residents that attend every meeting regarding this development and the lack of American buyers due to a strong Canadian dollar and the border crossing time on the weekends to name just two. I have to be honest and tell you that based on my experience if it's just you objecting, unless you can get a good reason for the development to be stopped or at least scaled back...something like service availability, sewers required, environmental destruction etc. you better have deep pockets as the developer will just appeal to the OMB if they do not get what they want and then it will cost you to fight them. Municipalities love tax revenue and for the most part think every new development is "wonderful" for the community. I like you choose to live rural but as they say nothing is forever.
  9. Every boat I have had in the last 50+ years it's been on the inside. Never has given me a problem and if you have an open fishing boat with an easily accessible plug at the back and the boat has water in it you want to get rid of it fast, just start moving quickly take out the plug and you have a poor mans bilge pump...just make sure to put it back in before you slow down.
  10. All day here it's been stormy, sunny, stormy etc. I was going to grade some roads with the tractor today but when the thunder started I decided it would be a wet waste of time plus there's always tomorrow. Oh wait a minute snow tomorrow now why did we take that plow off so soon....LOL
  11. I really like my Berkley trilene mono but do use Power Pro for conditions where braid is needed/necessary. I have been having a lot of trouble hooking up while drifting for Walleye near the water treatment plant in Point Edward. I was told to stop using the mono and change to a bait caster with braided line and a stiffer rod and you'll soon be catching fish. Gave it a try and it works as you feel the light hit and can set the hook immediately without any stretch. It may look and sound like overkill but it was great advice.
  12. You admittedly have a problem and even though they have done nothing before they, upon notification and same confirmed in writing can enter in 24 hours to fix the problem. If an emergency ( fire, sewer back up, broken pipe etc. ) they have the right to enter without notice and should always have a key to allow the fire dept, police, plumber, tradesman etc. access to fix the problem as it's their obligation to you as a tenant. So since your perturbed at them avoidance is your best bet, but don't be surprised if the eventually enter and it most likely would hold up in civil court since they have a health issue going here. For what it's worth our tenants never seem to care about us going in when there is a problem....except the one with all the nice plants!

    Spark Plugs

    A simple thing I do on my 2 stroke is burn off the fogging oil, pull the plugs and spray starting ether on the electrode ( do NOT spray in the combustion chamber on 2 stroke engines ), hit them with the air gun to blow off any excess oil and dry them at the same time and reinstall. If the are not preforming correctly then replace. For what it's worth I do the same thing if trolling with the 2 stroke for hours on end when I get the boat home.

  15. Hate to be a pain in the butt however with spring coming I sure have began to notice a lot of 1st posts in the classifieds which I thought was against the board rules. I know that there may be some great deals but I'm afraid if this isn't nipped in the bud pretty soon we'll have ads from all sorts of commercial guys and Nigerian hopefuls.
  16. All of the above plus NEVER take the winch hook off the boat until you are starting to enter the water ( especially with a roller trailer ), also if your trailer does not have one put a safety chain on it should the winch strap or cable ever break you will know why.
  17. Enjoy the smell........a friend lives near the one south of Sarnia and he and the other residents are always complaining about the smell especially on hot still summer days! I guess were lucky just getting a wind farm where were at.

  21. For some reason my Lowe has a lower US HP rating than the Transport Canada plate which is unusual. A dealer is required to not overpower a boat but you can if you want to, but you insurance will probably not cover any damage/accident you may have. Best to check with them.
  22. I had the same problem so years ago I purchased the old Canadian Tire garage in our town. It goes back another 20+ ft. thats not in the picture. Not as big as Waynes hangar/workshop but holds every toy I have plus my Sons and Son-in Laws. Best investment I could have made...wife never tells me to get my stuff off the driveway or out of the yard.
