  1. I know title insurance very well TC... I was so p 'd off when I bought the camp and found out, at closing, that my lawyer had bought title insurance vs doing the actual searches. It amounted to being worthless... "what.. the septic isn't to code nor is there anything on the health department books that it exsists"... "SORRY..it wasn't a stipulation on your purchase agreement that the septic was installed to code!" First time I've been caught because a lawyer was lazy and I've bought a lot of properties in the last 30 years. This was the first time "title insurance" was introduced to me.. and the last. .. and Don't worry about it Cliff... they grow up at some point!
  2. Strokes another one off his invite list.. Cliff, I sure hope it goes as smooth as TC thinks it will.. but you let us know how many nights sleep the "kids" lose over this and what it costs in the end!
  3. Title insurance won't cut it.. because it states "if we had of done a title search and if doing so it would have indicated XXXX" we will cover you. Title search will not bring up where buildings are located.. only a survey will do so and why it's always imparitive to make a survey a condition of sale. Title search will only tell you if the current home registered to the property was built with a permit.. had a final inspection for move in etc. I'm sorry Cliff and I feel for the "kids", but it's gonna get ugly!

  5. My Verado has one right on the engine! Kicker is on it's own... lol
  6. Not water line... bottom of transom.. or about an inch higher. Kicker isn't overly critical as it can't get the boat on plane anyhow!

  8. Okay.. .let me scratch my head some more.. been a few years.. but I had the whole famdamly at a campground and we did alright on the lake below. Panfish galore right below the locks.. they're like piranhas !
  9. Emil.. just onto plane and max 18 to 20 miles an hour with the kids. Be careful of the "whip" and wake... those little necks will only take so much. I've been pulling skiers for over 30 years and I thought I'd broke my nephews neck last year.. and that was just behind the steel boat with the 25 on it! Tubing is a whole different deal.. For the bigger "kids"... remember that anything over 40 MPH.. the body skips on the water 'till it slows and breaks thru the surface! lol
  10. 45 miles betweem Kingston and Smiths Falls.. and lots of lakes in between! Can go down Chaffey's Locks road and fish above/below the locks and the fast water along the mill... Some good fishing in the lake below, that is escaping a name for me right now. Opinong or something like that.. Big Rideau at Portland.. launch for boats in the park beside the highway (North Side).. opposite where you turn right/South to Charleson Lake. Lower Rideau from Rideau Ferry down.. not sure about shore opportunites as it's been years since I played in those waters as a kid.. boating off Boxers Island. Just about any of the locks roads... fishing above and below the locks.

  12. Okay Terry... I almost thought that we'd run out of friends... but we're full ! Thanks for playing lads. If anyone wants to get out on the big O..   13. I was all ready to hit Liberty with Jim last year.. but momma changed all that! Maybe we can hit it together TJ.. you have the number. Monique and Leah can drink Newfy slush on the deck/dock and we can go chase some trouts... ..then again we could do that this year too on some other lakes. Just not Auroras..
  14. It's a lot of work, Cliff, for sure... but with 120 acres of hardwood forest surrounding the house.. 3 airtight Napoleon fireplaces in the house and my grandmothers old parlor stove as my main source of heat in my 30 x 60 workshop... it keeps me in shape!!
  15. Yah.. but Norm.. wood has a LOT more heat in it!! There's the heat when you cut the tree down and limb it. There's the heat when you cut it into 12", 16" or 4' lengths. There's the heat when you split it all up nice and buzz saw those 4 footers into 12's or 16's There's the heat when you pile it all purdy so it can dry out. There's the heat when you unpile it and lug it into the house. There's FINALLY the heat when you light the darn stuff... ...and last but not least there's the heat when you haul that big ash bucket outside to dump!
  16. Leah and I had just got to Barrie with our then 3 and 1 year olds... when it roared thru up over the hill and off towards Big Bay Point. Leahs' father and I were running around lashing down trailer awnings in their campground (Le-Ho-My) with what ever we could find. Lost a few.. and the two story playhouse was moved about 2000 feet and set back down unscathed! I bet todays weather has had a few, that remember the day vividly, hiding in their basements!

  19. Well Brian.. I've worked 7 days a week for over 2.5 months now without a day off.. until Friday that is! Just finished another 11 hour day in a 100+ degree hangar.. No way I'm driving on Saturday am to make it there for 5 ! Will... are you in???
  20. If it's oak and maple Lew it's the going price for seasoned wood. I haven't seen an advert in the bargain trader for less than $280 to $320 per BUSH cord.. (that's 4' x 4' x 8 ' of wood Mike the Pike!) for REAL hardwood. Don't let someone give you a load of Poplar and Birch for that money! Considering the work and gas involved I don't think I could even sell it for that price unless I had a Cord King automatic cutter/splitter. You sure couldn't make a decent living with a saw and a tractor run splitter if you want to get anything for your valuable trees. Now if you wanna come up to my place and go for it... you are more than welcome to do your own wood from my forest and the usual deal is I get 2 cords.. you get 3, for using your equipment, you doing the work and taking my trees.
