  3. Thank you all for the replies... Never even thought of the overflow! I have removed the trap several times etc... to no avail... I will definatly try the suggestion of cleaning the over flow! Thanks guys! One more question.... Will the bleach not destroy the good bacteria in my septic tank and bed? G
  4. I have a smelly issue perhaps a bit of advice? A bit of background... I live in the country have a well and have hard water, the water is filtered through a softener.... I have an issue with only ONE sink in the house.... in the ensuite. There is a foul odour whenever the water is ran... be it hot or cold.. almost like a sulphur smell. It is only happening to this one sink... none of the others have this issue... I only have two guesses... as to what is could be.... A cheater vent (unknown if one is installed) or just a stinky drain?? Or could it be the water....??? Anyone have any ideas before I start ripping out the walls ?? G.

Fishermans Cove looks nice!! and the Pinery is awesome (been there before) Decided to take them to Byng's at the suggestion of a very good personal friend and member of the board (Spiel) and Paul... I did not think of it.. even though I was there as a youngster.. all I remember is the HUGE pool!   10. Hey guys, need a bit of advice... I am taking 4 kids and the GF camping.. Trying to stay close to home.. and within 100km's there are only 4 Provincial Parks... they are all booked solid except Selkirk. Is there something I should know about Selkirk? why is it the ONLY one with tons of lots available? Is there another park I should be looking at within 100kms of Hamilton? Thanks guys I need to book soon! G

  13. You can install carpet in the basement.. they make an underpad specifically for this purpose... Yes concrete is porous and yes it can and will wick moisture. which is why they make this pad Dricore is ok... but expensive. you can do the exact same thing cheaper, using delta and 5/8's or 3/4" ply... (non T&G) Go with the concrete pad and enjoy the new floor. G

While I would defiantly look for other quotes, this price MAY not be out of line... without know all the specifics.... is the wall being altered a bearing wall... as John says Plumbing to bring this to current 2006 OBC (plus addendum's) ou have been given sage advice thus far.. Price it out... but also ensure that the contractor you choose is licensed, has up to date insurance and WSIB.... If he or she cannot produce any of the things I just mentioned... well do not use them. Also would not hurt to check on the BBB for them.. There are a lot of fly by night contractors out there... choose wisely. Here is one other tip... NEVER LEAVE A DEPOSIT!!! With any contractor... set up a payment schedule, to flow with the pace of the project being completed..IE.. 50% of work completed 50% of contract price payed... As the contractor for a Schedule of construction if possible.. (Gantt Chart) Hold back 10% of the total contract price, until you see a WSIB certificate upon the completion of the project.... this is generally 30days, as per the Construction Lien Act. incase he does not pay his suppliers etc and they Lien your property.   20. As already stated... Most of us regulars are away at the annual get together (wish I was there!!) Anyways, I am sure you will see more helpful advice upon their return. I would help you myself however I have not fished the area before. As for the views your post has taken my bet is 80-90% are from lurkers (non-registered people that visit the board) I would also like to inform you that while John is a great contributing member... he is not a forum moderator.   21. Thanks for all the replies guys, your input is certainly appreciated... I have been in the market for some time now and have made a decision with the help of my local dealer... O'Neils I looked at JD, but they seem so flimsy in comparison to older models I have seen and looked at... my understanding is the low end JD's are no longer made by JD... So...   22. Looking at buying a new Lawn Tractor next week... there are SO many brands to choose from.. In your mind what would be you're top 3 brands.. keep in mind my price range is $3000.00 and under. Thanks for the advice guys! G
  23. I do believe it is for a power drive... The end has been removed, so you would need to splice it with your existing end.... G
