Whew! finally found a house and bought it. It will have room to store the Lund! Anyway, we would like to have the floors sanded/stained prior to moving in. I am looking for people who have had this done recently and had a good experience with the business that did the work. Thanks in advance, Tony

Yeah I'm with TJ on this one, I can't see an improvement by increasing the scope of the task to country wide instead of province wide. Make the ministry more accountable, switch C.O.'s to a commission based program ($$$ incentive to bust people), establish 'best practices' for things like fish stocking (eg. Stocking sites that are far upriver for salmonids, so imprinting occurs, instead of dumping fish at boat ramps during the day for the birds to gorge) I'd also like to see more interaction with the angling community and volunteer organizations, let's work together towards common goals instead of the MNR coming out with wacky decisions that have gross negative impacts (eg. halting fishway operations on Lake Ontario tributaries because of VHS) Newsflash -- VHS has been in Lake O. since 2003, why the sudden panic now? I could go on and on, but what's the point really... VOTE NDP! (I voted liberal - got screwed, voted conservative - got screwed, why not give NDP a try?) Tony

Nice work, the fish look like they are in great shape for their return to the lake. This rain should provide a nice mix of fish in the systems, some dark some bright Have a safe and enjoyable trout opener folks! and remember to show some respect and patience for those around you. HH, there is no garage on this property. However, the lot size is 50x120 and according to our calculations we conform to the zoning restrictions for the city of Burlington to be able to build a large enough garage (~15x30) for the new boat. The driveway actually extends along the side of the house all the way to the back of the house (with a gate at the front of the house) This will allow me to back the boat all the way into the backyard where we plan on building the garage. We have had a title search for easements and restrictions that came back clean, so we are on our way. Also most of the neighbourhood houses have the garage built in the back so that's also a good sign of evidence that we can build, on top of our zoning research for the city permit. After moving in, we will have an architect handle the drawings on the survey to submit to the city for a permit, then the construction begins! The plan is to build the garage and trade my car in for a truck this summer. Then pay off the difference of the cost of the truck on top of the trade in by next spring prior to ordering the Lund. By then we will be debt free with the truck and garage built and paid off before entering the Lund mortgage. Planning goes a long way in all of this and it's stressful but it's steps towards one of my life goals of owning a kick-ass fishing boat Tony

With the opening of trout season just a couple of days away, it's time to break out the shoulder pads to combat the crowds on the rivers, or is it.... I have found that there are many other opportunities for trout that don't involve fishing the popular tributaries on opening day. If you think about the biology of the different trout species at this time of year, you can almost predict where they are going to be. For Rainbow trout (steelhead) they will be finishing up their spawning rituals and returning back to the big lake to replinish themselves from their draining reproductive efforts. Mother nature has a way with timing and as the trout are returning from the spawning creeks and rivers, Smelt and Alewife are showing up in shallow sandy areas (that warm first in the spring) to start their spawning rituals. You can bet that the Rainbows aren't going to be too far away. This is an excellent time to fish at the rivermouths off of piers or breakwalls with small silver spoons and spinners. The best part is there is hardly any pressure on these fish and they are usually very hungry and aggressive. I mentioned the spawning baitfish near shore, and in addition to the Rainbows, there will be Brown trout and Lake trout looking for an easy meal. Again, these fish will be in close to shore and well within casting distance for shore anglers. If you have a boat, even better. Get out there and flatline or use in-line planer boards with long leads (up to 300' back) in 20' of water or less and hold on! So just because the rivers are opening this weekend, if you can't stand the crowds, rest assured there is plenty of other opportunities for trout away from the crowds. Cheers, Tony

Well call me paranoid and a fool, but we are going to have the vermiculite tested for asbestos. We talked to a firm that can obtain a sample and provide results in 24 hours (at a premium price of course ) but it is worth every penny for the piece of mind. If the vermiculite tests negative for asbestos, a sold sign is going up on the property. If it tests positive for asbestos, we will have to negotiate with the vendor to reduce the asking price by cost for removal (3 quotes, mid priced quote). I think that is reasonable, as I would HOPE that they wouldn't reject our offer and try to cover up the positive asbestos contamination for the next buyer (is that even legal?). It's a buyer beware world folks Thanks for your input guys! Tony
