  1. Was a site supervisor for a couple of builders. There are pros and cons to all scenarios'.

     

    Buying a builder's home. Pick a model and particular upgrades and let them schedule and build. Pay your down and then pony up the mortgage on closing day.

    You have no control over the contractors or materials being used. You do not have to worry about scheduling, inspects, payment schedules, being on hand every day, cleanup, etc...

     

    You as the builder have total control, and total responsibility, for the project. There is a lot more work to it than many realize in selecting contractors, trades, materials, suppliers. You have to get the permits and approvals and schedule the inspections. You then have to set the appropriate construction timetable. Essentially, you have to be onsite every day you have people working, have deliveries, and to properly clean up behind each trade ( They aren't that meticulous. You have to make sure each house is completely swept out after each major work cycle, or the dirt and dust remains trapped in the house.) You micromanage.

     

    The compromise is to hire a general contractor to oversee the details and the trades while you oversee him and the work. You can't oversee the project on a daily basis and still hold down a job. The GC will also have a better handle on how to get the best out of the tradesmen. He does the micromanaging It still requires trust, and relinquishing a lot of control.

  2. We switched up to cable service for phone and internet. Total savings on services was $80 a month. No more long distance bills, servicing fees, lousy service or nonsense from India. Too bad my wife insisted on locking into a 3 year contract with Bell mobility. Another 18 months and that will be gone too.

  3. The 400 extension past Waubushene was bad enough. A lot of good people had their lives and lifestyle turned upside down by that project. Killed a lot of the local colour, and the economy.

     

    I'm still amazed they haven't torn out "Gasoline Alley" . There are a lot of dead businesses and derelict properties already on the stretch to Orillia

  4. I have read the regs for zone 16 and I have come to the conclusion that crappie is open all year round. The reason I am questioning this is that I read on another thread that there was opening day for crappie.

    Am I legal to fish for crappie right now? I read the exceptions and could not find a statement that would suggest otherwise.

    The opening day most are talking about is for Zone 17, 4th Saturday in April.

  6. Pike , walleye, panfish. Weeds should just be emerging in mid May.Shallower ledges and bays should still produce. A lot depends on water temps. Spoons and jerk baits for pike. Harnesses tipped with minnow will produce for all 3 targets. Expect a better bite in the afternoon as the sun warms up the water.

  7. Yea, the swimbait thing is getting a little tired. I believe in swimbaits, although I haven't had near the luck with them on walleye that he claims, but you are right: write an article about them and move on.

     

    One of my beefs is the obvious Berkley slant to the entire mag: according to them Gulp will catch anything that swims, outfish all other presentations, and make you better looking in the process.

    Seriously, vinyl or laminate will be fine will a good insulator underneath. Some people have put a 2" raised sub-floor in first with insulation and vapour barrier. Remember, moisture does come through the concrete and will cause problems down the road if not dealt with first.
